โ† NoBank Homes

How NoBank Homes works

AEUC is building the discovery, matching, document and workflow layer around creative real-estate transactions. It is not designed to bypass laws that apply to seller financing, residential lending, brokerage, title or consumer protection.

STEP 1

Discover

Buyers browse approved creative-finance listings and compare property facts with the proposed payment structure.

STEP 2

Connect

Interested buyers and authorized sellers connect through AEUC without AEUC pretending to be the lender or closing agent.

STEP 3

Verify

Identity, ownership/authority, title information, property condition, disclosures and transaction-specific documents must be checked before closing.

STEP 4

Review Terms

The parties review down payment, monthly payment, interest if any, amortization, balloon terms, taxes, insurance, maintenance duties and default remedies.

STEP 5

Professional Review

State law can require attorneys, licensed real-estate professionals, loan-originator involvement, escrow/title services or specific consumer disclosures.

STEP 6

Close & Service

Only after the parties and required professionals are satisfied should documents be executed, funds handled and ongoing payments serviced.

Important legal design rule

โ€œNoBankโ€ means the marketplace can help people discover lawful nontraditional financing structures. It does not mean โ€œno rules,โ€ โ€œguaranteed approval,โ€ or that licensed/professional involvement can always be skipped. The compliance engine will ultimately be state-aware before a listing or transaction workflow is allowed to progress.
